Dubai Hills Estate and The Oasis suit families wanting space and greenery. Business Bay and Zabeel suit buyers wanting central, branded addresses near DIFC and Downtown. Match the community to your purpose before comparing individual buildings.
Start With the Address, Not Only the Building
Buyers often arrive with a specific tower in mind, having seen a render. We usually rewind the conversation one step.
The building determines your finish quality and your service charge. The address determines your tenant profile, your resale market, your commute and what your weekends look like. The address is harder to change your mind about.
Palm Jumeirah
Beachfront living on the world's iconic island.
The Palm remains Dubai's most recognisable residential address, and recognition matters on resale because the buyer pool extends well beyond people who currently live in Dubai.
Suits buyers who want beach access as part of daily life, second-home owners, and those prioritising an address with international name recognition. The West Crescent in particular has seen a new generation of low-density launches, including BELLA by PASSO, with 268 residences, three penthouses, three standalone beach mansions and 250 metres of private white-sand beach.
Worth knowing: island living means a defined set of access routes, and premium beachfront carries premium service charges. Both are fine if you have priced them in.
Dubai Hills Estate
The green, golf-side heart of Dubai.
Dubai Hills has become the default recommendation for families, and it has earned that. Parks, an 18-hole championship golf course, schools and retail sit inside the masterplan rather than a drive away, while Downtown remains close.
Suits families relocating, buyers who want space without leaving the city, and investors targeting long-tenancy family renters rather than transient stock. Palace Residences Hillside sits beside the golf course, offering 1 to 3-bedroom Palace-branded apartments and townhouses with resort-style pools and indoor and outdoor gyms.
Worth knowing: it is an established, mature community, so entry prices reflect that. You are buying proven demand rather than early-stage upside.
Business Bay and Zabeel
Central, branded-residence addresses by DIFC and Downtown.
For buyers whose priority is being in the middle of things, this is the answer. Business Bay is dense, walkable in parts, and minutes from Downtown.
Suits professionals, buyers targeting corporate tenants, and investors who value liquidity from a deep rental market. Avarra by Palace offers Palace-branded 1 to 4-bedroom apartments from AED 2.7M for a 1-bedroom, on a flexible plan phased to 2031 handover, three minutes from Business Bay Metro Station. Address Residences Zabeel sits directly across the street from DIFC, five minutes to Downtown and 17 minutes to Dubai International Airport.
Worth knowing: this is the most competitive rental segment in the city. Unit position, floor and view do real work in separating one apartment from the hundred others available.
The Oasis

For buyers who want a villa rather than an apartment, The Oasis represents Emaar's current flagship villa masterplan, built around water. Mareva at The Oasis offers 4 to 6-bedroom villas with a swimmable lagoon, pools and beaches at the heart of the community, plus wellness and spa facilities, parks and cycling tracks.
Suits families wanting substantial space, buyers with a longer horizon, and those who want a low-density environment while remaining within Dubai.
Worth knowing: villa communities of this scale deliver in phases. Understanding where your plot sits relative to completed infrastructure matters more here than in a single tower.
Dubai Islands and Dubai Maritime City
Emerging waterfront destinations.
These are the addresses where early-stage buyers are looking. Dubai Islands is developing as a waterfront and second-home destination, where HADO by Beyond sits within the Siora masterplan on Island B, with three towers across twenty-one levels and 3.2-metre ceilings framing sea and skyline. Dubai Maritime City hosts Kanyon by Beyond in the nature-first Forest District, with sea-facing terraces and 360-degree panoramic views.
Suits buyers comfortable with an emerging area and a longer horizon, in exchange for entry pricing and unit choice not available in mature communities.
Worth knowing: emerging means infrastructure and amenity arrive over time. That is the trade-off, and it should be a conscious one.
Abu Dhabi Is Worth a Look
Buyers focused entirely on Dubai sometimes miss what the capital offers on space per dirham.
Al Ghadeer Gardens by Aldar sits between Abu Dhabi and Dubai, with 352 homes across 2 and 3-bedroom townhouses and 4-bedroom villas, from AED 2M for a 2-bedroom townhouse. The first Al Ghadeer release sold out in 48 hours. Sobha City in Abu Dhabi offers 4-bedroom villas of about 4,300 to 4,500 sq ft and 3-bedroom plus majlis townhouses.
Suits buyers prioritising land and built area, and those working across both emirates.
