Most buyers arrive with a budget built around a purchase price. Then the costs land, and the budget has to move.

None of these costs are hidden. They are all documented and predictable. The problem is that they are rarely presented together before someone falls in love with a floor plan. So here they are together.

What are the costs of buying property in Dubai? Beyond the purchase price, buyers should budget for the Dubai Land Department registration fee, registration trustee or Oqood charges, agency fees where applicable, mortgage costs if financing, and conveyancing. After completion, ongoing costs include annual service charges, maintenance and management fees. Confirm every figure in writing before you reserve.

One-Off Purchase Costs

Dubai Land Department fees

The DLD levies a registration fee on property transfers, calculated on the property value. This is the largest single transaction cost for most buyers and applies to both ready and off-plan purchases.

For off-plan purchases the registration is recorded through the Oqood system, which registers your interest in the unit before the building is complete and before a final title deed is issued.

Because official fee structures are set by the authorities and periodically reviewed, we confirm the exact figure applicable to your purchase in writing rather than quoting a percentage that may age badly. Current fee schedules are published by the Dubai Land Department.

Registration trustee and admin fees

Transfers are processed through registration trustee offices, which charge an administrative fee. Title deed issuance carries its own charge. Individually small, collectively worth budgeting.

Agency fees

Resale transactions typically carry a brokerage commission on the purchase price.

For off-plan purchases made direct from the developer, the position is different, and this catches buyers out in a good way. When you buy through us on a current launch, you are buying at the developer's price list. Ask any advisor to state their fee position in writing before you proceed.

Developer administration charges

Some developers apply an administration or documentation charge at reservation. It should appear on your reservation form. Read that form.

Mortgage costs

If you are financing, budget for a bank arrangement fee, a valuation fee and mortgage registration with the DLD. Many off-plan buyers avoid these during construction by using the developer's payment plan and arranging finance closer to handover.

Conveyancing and legal

Ongoing Costs of Ownership

Transaction costs are one-off. These recur every year and have more effect on long-term returns.

Service charges. Charged annually per square foot, set by the building, and covering common-area maintenance, amenity operation and building management. This is the largest ongoing cost and varies significantly between buildings. Amenity-heavy and branded towers cost more to run.

Cooling and utilities. District cooling is common in Dubai and may be billed separately from general utilities. Arrangements differ between developments, so confirm for the specific building.

Property management. If you let the property and are not in Dubai, expect a management fee as a percentage of annual rent.

Maintenance. Beyond the service charge, budget for repairs and replacement within your own unit.

Letting and renewal fees. Charged when securing or renewing a tenant.

Service charges are the number most often missed at the shortlist stage and most regretted afterwards. Two apartments at the same price with the same rent can produce clearly different net returns purely on this line. Costs Specific to Off-Plan

Off-plan purchases follow a different cash-flow shape.

  1. Booking deposit at reservation, into the developer's escrow account
  2. Staged instalments through construction, tied to milestones in your Sale and Purchase Agreement
  3. Registration costs, timed according to the developer's process
  4. Final payment at handover
  5. Service charges beginning once the property is handed over and the community is operational

The advantage is that costs spread across years rather than landing at once. The discipline required is planning for instalments that arrive on the developer's schedule, not yours.

Payments go only into the developer's RERA-regulated escrow account named in your SPA. We will never ask you to transfer funds to a personal account. If anything about a payment instruction seems unclear, verify the escrow account and permit number before you pay.

What You Will Not Pay

Worth stating clearly, because it is a genuine part of the case for Dubai.

There is no annual property tax on residential property in Dubai, and the UAE does not levy personal income tax on individuals, so rental income is not subject to UAE personal income tax. Your own tax residency may create obligations in your home country, so take advice where you are resident.
